The short answer

For a garage along the Wasatch Front, a polyurea base with a polyaspartic topcoat beats epoxy on every count that matters in this climate: it cures in hours instead of days, installs in a cold garage, doesn't yellow with the door open all afternoon, flexes with a slab that moves through 60-degree seasonal swings, and holds up to hot-tire pickup. Epoxy is a fine industrial product; it just isn't the right topcoat for a sunny, freezing, salted Utah garage.

The nuance: 'epoxy floor' can mean three very different things, and a good installer uses epoxy where it belongs. Keep reading for the difference.

Three things people call 'epoxy'

  • DIY water-based epoxy kits — thin (3–5 mils), rolled over acid-etched or merely cleaned concrete. Peels within one to three years. This is what most people picture when they think 'epoxy peels.'
  • 100%-solids epoxy — thick (10–20 mils per coat), contractor-only, self-leveling. Excellent body coat for interior and commercial floors. Yellows under UV; slow to cure; brittle in cold.
  • Hybrid systems — a 100%-solids epoxy or polyurea base with a polyaspartic topcoat. This is what most professional 'epoxy' floors actually are now, and it's what we install.

Where epoxy still wins

Honesty matters here. A 100%-solids epoxy body coat builds more film per pass than polyaspartic, self-levels into minor slab texture, and costs a little less on big open floors. In a windowless warehouse or a basement that never sees sun, an epoxy body coat with a polyaspartic top is a great floor and slightly cheaper. We also use epoxy as a moisture-vapor-barrier primer on damp basement slabs, because certain epoxies tolerate moisture better than any polyurea.

What epoxy shouldn't be is the clear top layer on a garage in Utah. That's the layer that faces the sun, the salt and the hot tires, and it's where polyaspartic earns its price.

Why the topcoat decides the floor

Think of it like the cabinet work SwiftHand Painting does: a primer for adhesion, a finish for durability. On a floor, the base coat's job is to soak into ground concrete and bond; the topcoat's job is to take abuse and stay clear. Polyurea and epoxy are both good base coats. Polyaspartic is the only one of the three that's a good topcoat outdoors-adjacent. So the right answer isn't 'polyaspartic instead of epoxy' — it's 'polyaspartic on top, and the right base underneath.'

What actually makes floors fail (it isn't the chemistry)

Nearly every failed floor we grind off failed at the prep, not the resin. Acid etching instead of diamond grinding. No moisture test. Partial flake broadcast. A single thin coat. The chemistry conversation matters, but if a contractor is proposing polyaspartic over an acid-etched slab, walk away. Here's how we prep.

Common questions

Is polyaspartic just a fancy name for epoxy?

No. Polyaspartic is an aliphatic polyurea — a different chemistry with faster cure, better UV stability and more flexibility. Both are two-part resins, which is why they get lumped together.

Does polyaspartic cost more than epoxy?

At SwiftHand, no — our standard system is priced the same whether the base is polyurea or epoxy, and the topcoat is always polyaspartic. Some competitors charge a premium for polyaspartic; we'd rather just install the right thing.

I've been quoted a '100% polyaspartic' floor. Is that better?

Not necessarily. Polyaspartic doesn't wet into concrete as deeply as polyurea, so a polyurea base under a polyaspartic top is the more robust combination. 'One hundred percent' is a marketing line more than a spec.

Can I put polyaspartic over my existing epoxy?

Only after grinding the epoxy off. New coatings bond to concrete, not to old coatings, and old epoxy is usually failing at the concrete anyway.
