How salt destroys concrete

De-icing brine off I-15, Bangerter Highway, the canyon roads and every salted subdivision street rides home on your tires, drips onto the slab and soaks in. Then it freezes overnight and expands, popping the surface off a grain at a time. Magnesium chloride is worse than rock salt because it also attacks the cement paste chemically. Five winters of this is why a 2015 slab looks like a 1975 slab.

The fix

  1. Grind off the scaled, weakened surface to sound concrete.
  2. Fill pits and rebuild spalled areas with polyurea mender or skim coat.
  3. Install a non-porous polyurea/polyaspartic system. Brine sits on top and squeegees out the door.
  4. For driveways and steps that stay bare: a penetrating silane/siloxane sealer that keeps brine out of the pores.

Living with it afterward

Squeegee the slush out in winter so salt doesn't sit as a slurry, and rinse the floor in spring. That's the whole maintenance program.

Coating a garage in fall, before the first salt, is the single best-timed home project in northern Utah.
