What Utah Road Salt Is Doing to Your Garage Floor

The white bloom along the tire lines isn't dust. It's the de-icing brine off I-15 and the canyon roads, drying on your slab and eating it a grain at a time.

What Utah Road Salt Does to Your Garage Floor

What's on the roads

UDOT and the cities pre-treat and de-ice with magnesium chloride brine, sometimes with rock salt on top. It's effective on pavement and brutal on concrete: chloride ions migrate into the slab, the water freezes and expands, and the surface pops off in flakes. Magnesium chloride is worse than plain salt because it also reacts with the cement paste itself.

How to spot it early

  • White crust or bloom along the tire lines after a thaw
  • A rough, sandy feel where the slab used to be smooth
  • Shallow pits that hold water
  • Gray dust that never stops

What stops it

A non-porous floor. Coated concrete doesn't absorb brine; it sits on top as slush and squeegees out the door. Bare concrete you want to keep bare — driveways, steps — gets a penetrating silane/siloxane sealer that keeps liquid out of the pores. Sealing · Garage floors.
