Peeling or Flaking Floor Coating — Fixed for Good

Why coatings peel

  • Acid etching instead of grinding. The coating never anchored into the concrete.
  • Moisture from below. Vapor pushes the coating off from underneath, usually first at low spots.
  • Hot-tire pickup. A thin or under-cured coating softens under a hot tire and lifts on the next cold start.
  • Coating over a coating. New resin over old failing resin — or over sealer or curing compound.
  • Thin film. Three to five mils can't hold up to anything.

How we fix it

  1. Diamond-grind the entire failed coating off, down to clean concrete — not just the loose areas.
  2. Moisture-test the slab. If vapor is the cause, apply a vapor-barrier primer.
  3. Repair cracks and pits with polyurea mender.
  4. Install the full polyurea/polyaspartic flake system at 25+ mils.
  5. Warrant it for 15-Year against peeling.
Removal of the old coating is included in your quote. There is no version of this repair that skips it.

Can you just recoat the areas that peeled?

No — if it peeled in one place, it's failing everywhere; patches will lift at the edges. Full removal is the only fix that lasts.

How much does removal add?

Will the new floor peel too?

Not with grinding, a moisture test and the right products. That's what the warranty covers.
